Little Lane

At Little Lane, we love showing appreciation to cooperating brokers and agents by offering a $10,000.00 cooperating broker fee to our ‘Registered Agents” in connection with the purchase of a new Little Lane home (the “Cooperating Broker Payment”). We want our buyers to be confident and informed in the purchase of a home and appreciate that a buyer’s agent can make a valuable contribution to a smooth transaction and closing. To qualify for the Cooperating Broker Payment, a buyer and buyer’s broker must strictly comply with the following terms and conditions:
COOPERATING BROKER PAYMENT TERMS AND CONDITIONS:
- Buyer’s broker must be identified by buyer at buyer’s first contact with the community, whether by accompanying buyer at its first visit to the project, on buyer’s first visit to a preview event, or buyer’s first telephonic, internet, or email communication with Little Lane’s sales staff.
- Upon or promptly following buyer’s initial contact and identification of buyer’s broker, buyer shall confirm to Little Lane’s sales staff: (i) identifying information for buyer and buyer’s broker; (ii) that buyer and buyer’s broker have entered into a written agreement regarding the representation (the “Buyer’s Broker Agreement”); and (iii) the total compensation owed by buyer to buyer’s broker under the Buyer’s Broker Agreement.
- The Cooperating Broker Payment shall be paid only for a new Bates Homes/Little Lane, LLC home.
- Cooperating Broker Payment shall be offered only in connection with a Buyer’s Broker Agreement between a buyer and a licensed Nevada Real Estate Broker.
- “Self-represented” principal buyers with an active Nevada Real Estate license will be entitled to a Cooperating Broker Payment when purchasing a primary residence.
- The Cooperating Broker Payment shall be paid if and only if the buyer closes escrow.
- The actual amount of a Cooperating Broker Payment owed in connection with any closing of a home in Little Lane shall be equal to $10,000.00, in each instance as more particularly described in the purchase agreement for the home. A Cooperating Broker Payment shall be deemed earned and payable only upon the closing of buyer’s acquisition of the applicable home.
- The Cooperating Broker Payment may not be assigned by the broker or buyer to any other party (including, without limitation, buyer).
- For clarification, buyer and buyer’s broker as used herein mean buyer and buyer’s broker, in each case, in both the singular and plural, and the maximum Cooperating Broker Payment paid in connection with any closing of a home in Little Lane shall not exceed $10,000.00.
- Little Lane’s Broker & Sales Agents are not incentivized when buyers come to Little Lane without an agent. Little Lane’s Broker & Sales Agents are paid the same percentage of sales price on each transaction, regardless of buyers bringing in outside representation.
- Little Lane, LLC does not adjust its pricing up or down based on buyer representation.
Patterson Farms

At Bates Homes, we love showing appreciation to cooperating brokers and agents by offering a 2.5% cooperating broker fee to our ‘Registered Agents” in connection with the purchase of a new Patterson Farms home (the “Cooperating Broker Payment”). We want our buyers to be confident and informed in the purchase of a home and appreciate that a buyer’s agent can make a valuable contribution to a smooth transaction and closing. To qualify for the Cooperating Broker Payment, a buyer and buyer’s broker must strictly comply with the following terms and conditions:
COOPERATING BROKER PAYMENT TERMS AND CONDITIONS:
- Buyer’s broker must be identified by buyer at buyer’s first contact with the community, whether by accompanying buyer at its first visit to the project, on buyer’s first visit to a preview event, or buyer’s first telephonic, internet, or email communication with Patterson Farms’ sales staff.
- Upon or promptly following buyer’s initial contact and identification of buyer’s broker, buyer shall confirm to Patterson Farms’ sales staff: (i) identifying information for buyer and buyer’s broker; (ii) that buyer and buyer’s broker have entered into a written agreement regarding the representation (the “Buyer’s Broker Agreement”); and (iii) the total compensation owed by buyer to buyer’s broker under the Buyer’s Broker Agreement.
- The Cooperating Broker Payment shall be paid only for a new Patterson Farms, LLC home.
- Cooperating Broker Payment shall be offered only in connection with a Buyer’s Broker Agreement between a buyer and a licensed Idaho Real Estate Broker.
- “Self-represented” principal buyers with an active Idaho Real Estate license will be entitled to a Cooperating Broker Payment when purchasing a primary residence.
- The Cooperating Broker Payment shall be paid if and only if the buyer closes escrow.
- The actual amount of a Cooperating Broker Payment owed in connection with any closing of a home in Patterson Farms shall be equal to 2.5% of the purchase price of the home, exclusive of certain potential increases in material costs, and excluding buyer’s closing costs and options/upgrades (other than included options), in each instance as more particularly described in the purchase agreement for the home. A Cooperating Broker Payment shall be deemed earned and payable only upon the closing of buyer’s acquisition of the applicable home.
- The Cooperating Broker Payment may not be assigned by the broker or buyer to any other party (including, without limitation, buyer).
- For clarification, buyer and buyer’s broker as used herein mean buyer and buyer’s broker, in each case, in both the singular and plural, and the maximum Cooperating Broker Payment paid in connection with any closing of a home in Patterson Farms shall not exceed 2.5% of the purchase price as described in Section 7 above.

- The actual amount of a Cooperating Broker Payment owed in connection with any closing of a home in Prescott Ranch shall be equal to 3% of the purchase price of the home, exclusive of certain potential increases in material costs, and excluding buyer’s closing costs and options/upgrades (other than included options), in each instance as more particularly described in the purchase agreement for the home. - The Cooperating Broker Payment shall be paid if and only if the buyer closes escrow.
- The actual amount of a Cooperating Broker Payment owed in connection with any closing of a home in Ridgewater shall be equal to 2.5% of the purchase price of the home, exclusive of certain potential increases in material costs, and excluding buyer’s closing costs and options/upgrades (other than included options), in each instance as more particularly described in the purchase agreement for the home.
